Frustrated with occupants

As I’ve bought more & more rental properties, I’ve l gained that maintenance is a constant problem, then everything from mowing the grasss to increasing Heating as well as Air Conditioning filters needs to be done on a proper basis, but the occupants can not be depended on to take care of even minimal upkeep.

They don’t rake up leaves, sweep the sidewalks or even keep the stairways clear.

Every time I visit the properties, I find garbage in the grass, weeds in the gardens & all sorts of stuff piled in the hallways, but i have sent out letters, reminders & warnings about what is permitted. I would hope that the occupants would take pride in the property. Instead, I find dog poop, youngsters toys & carona cans in the yard. I can’t mow the grass until I’ve spent half an hour picking up after the occupants. I now throw away anything I find. If someone leaves a tricycle or a hibachi grill in the yard, it goes in the trash. If there is pet feces in the sod, all of the occupants incur a fine. It’s severely aggravating. I’ve even tried hiring professionals to help with the maintenance of the plumbing, heating, cooling & electrical systems. I enroll in a program that includes bi-weekly service; When the suppliers show up at the property, several of the occupants refuse to let them in. I still pay the same amount whether or not the Heating as well as Air Conditioning supplier cleans & adjusts the cooling systems or not. The same occupants who refuse to allow the plumber access to the home to wash the drains & flush the water furnaces are the a singles who call myself and others in the middle of the evening because of a dripping faucet.
