Rental property Heating & A/C systems as a side-gig

In this section of the state a/c is really important for about half of the year.

Most of my renters guess that I am the owner of all these rentals. In fact I am a property supervisor, a paid professional who handles all the details on behalf of the property owner. My boss runs fifteen condos, houses & duplexes, spread out all over the town. Most of my afternoons are spent in the car, racing between the office & 1 of the rental properties, either to inspect an issue, collect a debt, or meet with a tradesperson for some appointment or another. I own none of these properties, I am just the hatchet-man for the boss. My cousin Bob is a certified Heating & A/C worker, & I hooked Bob up with my boss to be the on-call repair pro for all our heating & cooling needs. In this section of the state a/c is really important for about half of the year. People can live without heating for a very long time & never realize anything is wrong, however the moment the AC breaks I will get a phone call. Bob works for a local Heating & A/C supplier, however this is his side-gig. Whenever there is an Heating & A/C emergency, & Bob isn’t at his correct work, he will come over & check it out. I think it’s a hassle for Bob, however the pay is good… Because he is now working off the books, Bob can charge about half of what an Heating & A/C supplier would, & it’s all profit for him! Bob makes more, & my boss saves more, so it’s a win-win for almost everyone! If there is ever a Heating & A/C emergency while Bob is at work, then the renter just has to wait.
